Apple & Walnut Homestead

1 hectare homestead 1km from the village of Alcaide.

The property has a 50m2 house & a 60m2 granite/xisto mixed stone ruin which can both be legally lived in and reconstructed. The ruin has a second storey making it 120m2 usable area. Electricity is on site and connected as is optic fibre internet.

The farm is full of various fruit trees, including a large apple orchard, sufficient to provide 5.6 tonne of bravo de esmolfe apples, which is enough for a small income. There is also a large 5 year old walnut plantation, which will be in its first year of production this year, giving 100kg of walnuts this year and then progressively more as the trees get to full maturity (at around 8/10 years old). There are lots of grape vines for red wine which are very productive, They would produce around 300 litres of wine.

There is a water mine providing constant water to the irrigation tank. A regadio provides all the irrigation system with a large amount of water, access to this regadio costs the current owner 71 euros per year & is charged at around 11 cent per cubic metre.
